HOW DO YOUR FEES WORK?

In California, realtor fees are typically structured as commissions based on the final sale price of the property. Sellers agree to pay a commission to their listing agent, usually around 5-7% of the sale price, which is negotiated upfront. A portion of this commission is calculated for future requests for the buyer's agent as an incentive by the listing brokerage. A got-to estimate of closing costs in totality is a general 8-9% to sell.  Sellers should review the terms of the listing agreement, including any additional fees, before signing. In this estimate of closing costs we factor in Title and escrow fees, typical mountain seller inspections reports requested by buyers, and also a cushion for repairs, alongside the small fees that add up such as notary. As the listing brokerage we provide professional photos, fliers, signs, and advertising at no cost to the seller. Buyers should be aware that while they don't directly pay the commission at the moment this answer is being written, it can impact the final sale price of the property and can be negotiable and potentially subject to change. HOW MANY HOMES SHOULD I LOOK AT BEFORE I MAKE A PURCHASING DECISION?

It's generally recommended for buyers to view at least several properties to gain a comprehensive understanding of the market, compare different options, and ultimately make an informed decision. Some buyers may find their ideal home after viewing just a handful of properties, while others may need to explore more options before finding the perfect fit. Ultimately, the goal is to find a home that meets your needs, preferences, and budget, and the number of homes you view should reflect that. Working closely with a knowledgeable real estate agent can also help streamline the process and ensure you find the right property more efficiently.

What if my property is on the market longer than desired?

Timing questions may arise when listing your property and an offer not coming in as quickly as your desire as a seller. There are many strategies agents implement, one of our is to reevaluate the pricing established at the time of lisitng. We re-run comps to ensure the property is priced competitively. The photos can be rearranged on the listing presentation as well as the commentary of the property revised to freshen the properties public view. We have access to multiple MLS's as well to revamp the Days on Market.  When a home does not sell as quickly as desired it is important to factor in the factors which are out of our control, such as interest rates, and adjust accordingly. You may need a net sheet on your property to assist with adjusting the price. We may need to run additional adds to increase exposure as well to ensure your property is sold.

What are closing gifts?

Affections may be developed as we work through life changing transactions. Closing gifts are a way to say thank you to your clients, and to your Idyllwild Agent. We may share a decor piece we love or something we find useful based on observations throughout the real estate transactions. What most realtors would love our clients to understand is the best closing gift you can give your agent is A REVIEW. We utilize many platforms such as Realtor.com, Zillow, Google ect. The idea of working through unique transactions with a wide variety of clients and then continuing to build our business after closing is the ultimate way to say thank you. A referral with family and friends is amazing as well, yet we prize reviews. No need to purchase anything or spend more than a few minutes after escrow closes.
